Financing



The first step to building your own home is to determine your budget and arrange for the pre-qualification for construction/permanent financing.

Paying for two loans with separate closing costs and applications can be expensive and time consuming. Our participating lenders have agreed to provide both the construction loan and the permanent loan with one closing, one application and one set of closing costs … saving you time and money. We call this a construction/perm loan. This loan has two phases – a construction phase and a permanent phase.

Construction Loan:

Financing the construction of your new home is different than financing an existing home purchase. You need money available to purchase land, materials, and labor at different time intervals during construction. This is accomplished through a construction loan. The construction loan is a short-term temporary loan designed specifically for this purpose.

Permanent Loan:

Once your home is complete you will need an end loan or permanent loan. This loan will pay off the temporary construction loan. The terms of your end loan can be set for up to 30 years and will replace the construction loan.

Finding land to build your new home on is one of the most important decisions that you will have to make. Equally important is the selection of a home design that best suits your land and the needs of your family. Your BuilderCoach will consult you as you make these decisions and guide you through these choices that will fit your budget as well.

Your BuilderCoach will provide you with a list of available lots in your area and will even provide you with a list of their Favorite Real Estate Agents who specialize if the process of helping you purchase land to build on.

Your BuilderCoach will discuss with you what types and styles of homes suit each type of lot, so that you can make an informed decision.

Home Design



When it is time for you to select a home design and a floor plan, the options are unlimited. Where do we begin, online Home design services, local architects or draftsmen, what style, what size and the list goes on and on.

Your BuilderCoach will guide you through the process and discuss your many options with you. Your BuilderCoach has sources for you when faced with finding the right design from web based design services to professional design services locally.

Your BuilderCoach will even review your home design with you and provide valuable guidance when you are ready to move forward with the purchase of your home plan selection.

Many of the BuilderCoaches affiliated with MyGreenHomeCoach® specialize in energy efficient Green Building. When planning your home design it is very important to have the right person or design company working on your plans. You need someone who is familiar with the type of Green Home design that you want to build.

Material Specifications



The Material Selections program that is part of the online management of MyGreenHomeCoach® will allow you to select everything that you want provided for your new home. Your BuilderCoach will assist you with this process and give you guidance with your selections. All of the information should be made available to all Material Suppliers and Subcontractors who provide labor or materials on your project.

What you get when you enroll with your BuilderCoach:


›› Easy to follow list of materials for your new home.

›› Avoid the need for costly changes during construction.

›› You will know in advance what your new home will look like.

›› Avoid possible misunderstandings on what you want in your new home.

›› Each Subcontractor and Material Supplier should receive a copy of your material selections.

Your Lender and Appraiser will need a copy of your material specs prior to appraising your project and closing on your construction loan.


Bidding Process



The first step to determining the cost to build your new home is coordinating your project with your BuilderCoach. In the bidding process your BuilderCoach will obtain one bid from each of their favorite Subcontractors and you will submit bid request online to other Subcontractors.

›› Compare each bid online for your final selection and acceptance

Construction Path Calendar



The “Construction Path Calendar” is your road map to building your new home. To make sure that you know what to do and when to do it, we have developed a complete easy to use Interactive Online Construction Path Calendar of Events that serves as a Project Management scheduling and information tool.

Your BuilderCoach will assist you to create the Critical Path Calendar and timeline. Whether you choose to manage the building process on your own, or hire the BuilderCoach to manage the entire process for you during construction, you get complete guidance and information for what needs to be done.

A summary of the Construction Path is also condensed onto one screen showing your entire project, from start to finish that you can view online. We call this the “The Construction Path at a Glance” or “Gantt Chart”.

With the Construction Path Calendar you can:
